Shapack Partners retained Eckenhoff Saunders to transform the historic Fountain Square Building at 1616 Orrington Avenue in downtown Evanston. Originally constructed in 1948 for Maurice L. Rothschild & Co., the mixed-use redevelopment modernizes the building while preserving its architectural character.
The renovation relocated the building core, moved the primary entrance to Orrington Avenue, and introduced new ground-floor retail opportunities. The façade was restored, windows were replaced and selectively enlarged, and a rooftop amenity space with a bird-friendly glass enclosure was added. Featuring a new storefront, window wall, and unitized curtain wall system, the project enhances building performance while revitalizing a prominent downtown Evanston landmark.
