Residential Building Proposed at 1728 N. Clybourn Avenue in Lincoln Park

A new five-story, 59-unit residential building has been proposed for a long-vacant lot at 1728 N. Clybourn Avenue in Lincoln Park. The project, designed by Eckenhoff Saunders for Contemporary Concepts Inc., aims to bring new housing options to a highly walkable corridor near the North Avenue retail district.

The design breaks down the nearly 200-foot-long site into three articulated building segments, each with varying brick colors and window patterns for visual interest. Inset balconies between the segments further reduce the building’s perceived mass.

The plan includes 10 studios, three one-bedrooms, 37 two-bedrooms, and five three-bedrooms, with 12 units reserved for affordable housing. Residents would have access to shared amenities, including a fitness room, coworking space, and a rooftop lounge with an outdoor terrace. Parking for 18 vehicles would be located in the rear alley.

If approved, construction could start in spring 2026 with anticipated completion in spring 2027.
