Eckenhoff Saunders, in collaboration with Interactive Design Architects, is leading the design of a new mixed-use development at 23 South Sangamon Street in Chicago’s West Loop. Developed by Fern Hill and Free Market Ventures, the 27-story tower brings together housing, recreation, and community-focused amenities in one of Chicago’s most active and rapidly evolving neighborhoods.

The development is anchored by a three-story podium containing a 30,000-sf community center and parking for 70 vehicles. Located directly across from Mary Bartelme Park, the facility is envisioned as a valuable neighborhood resource and will be topped by a fourth-level outdoor field house featuring basketball, tennis, and pickleball courts.

Above the podium, the tower will deliver 193 new residential units, offering a mix of rental apartments and for-sale condominiums. The residential program includes:

  • 63 condominiums on Floors 18–26, featuring spacious four- and five-bedroom layouts with generous private terraces.
  • 130 rental apartments on Floors 5–16, ranging from studios to three-bedroom residences, with an emphasis on larger family-oriented units.
  • 26 affordable units, supporting greater housing accessibility within the neighborhood.

Residents will also enjoy a dedicated amenity level on the 17th floor. The project reflects Eckenhoff Saunders’ commitment to creating vibrant mixed-use environments that strengthen neighborhoods and support long-term community growth.
