2328 S. Michigan Avenue is a proposed mixed-use residential development located in Chicago’s Historic Motor Row District. Developed by Fern Hill, Decennial Group, and Rebel Hospitality, the project will bring 256 new apartments and ground-floor retail space to a prominent site near McCormick Place and the city’s growing Near South Side.

Designed by Eckenhoff Saunders, the development consists of two interconnected buildings: a seven-story structure fronting South Michigan Avenue containing 90 apartments and an 18-story tower located behind it with an additional 166 residences. Of the 256 total units, 64 will be designated as affordable housing, supporting the creation of a diverse residential community.

Residents will have access to a variety of amenity spaces, including an outdoor terrace and bicycle storage, while the development will provide approximately 3,000 sf of ground-floor retail space and limited on-site vehicle parking. The project is designed to complement the historic character of Motor Row while contributing new housing and neighborhood-serving amenities to this evolving corridor.
