Eckenhoff Saunders Delivers New Tenant Amenities and Roof Deck at 33 N Dearborn
Situated in a vibrant corner of Chicago’s Loop, 33 N Dearborn is well-positioned for continued tenant growth in the downtown market. Eckenhoff Saunders partnered with the building’s ownership and management teams to introduce a suite of enhanced amenity spaces and a new roof deck that elevates the tenant experience.
By harnessing natural daylight and repurposing previously unoccupied roof space, the team transformed a portion of the fourth floor into a sophisticated and inviting tenant lounge. The renovation features an upgraded elevator lobby, bar area, lounge, and rentable conference and training rooms, providing tenants with flexible communal areas for work, meetings, and social connection.
A refined finish palette of warm neutrals and deep accent tones establishes a timeless, comfortable atmosphere. Distinctive elements such as a terrazzo stone bar island and a bronze mesh ceiling cloud add visual character and texture, setting the space apart from a typical tenant environment.
The addition of a roof deck was a key priority for the project. The result is an activated outdoor environment with views of Daley Plaza that serves as a seamless extension of the interior lounge. Together, the interior and exterior spaces create a cohesive amenity experience that supports tenant attraction and retention.
